How do tenants submit requests?

Through a portal branded with your logo. Tenants sign in with just their email address — a one-time code is sent, so there is no password to reset. You choose what they can see, and you can restrict portal access to specific IP addresses if a client requires it.

Can I run different inspection checklists for different property types?

Yes. Build a checklist once as a workbook, then clone a fresh copy onto any property. Clones are independent, so completing an inspection on one site never alters your master template. The built-in purposes cover move-in, move-out, annual and ad-hoc inspections.

Will it tell me which leases are expiring?

Yes. Link a lease to the property it covers and its expiry feeds the property’s health score and your expiring-agreements view. When one comes due, a single click creates the renewal task and assigns it to everyone with access to that agreement.

Do my inspectors and maintenance staff each need a paid seat?

Anyone who does the work — managers, maintenance staff, inspectors — needs an agent seat, and paid plans are priced per agent. Tenants and building contacts who only raise and follow requests use the client portal, which does not consume a seat.

Can I store photos and documents against each property?

Yes — leases, deeds, tax and insurance records, inspection reports and photos, categorised per property, up to 25 MB per file. Text inside scanned documents and photographs is read automatically, so a search can find a clause or a serial number inside an image.

Does it track the equipment in each building?

Yes. HVAC units, boilers, access control, IT gear — whatever you track — can be assigned to a property, carry its own warranty date, and raise a job automatically when that warranty lapses. Every past job on that equipment stays attached to it.
